What the Hea 02 credit rewards

Hea 02 awards credits across three concurrent requirements: a written indoor air quality plan covering the design, construction and operational stages; specification of low-emission materials with verified emission data; and post-construction testing of formaldehyde and TVOC against published thresholds.

The plan itself is assessed on substance, not length. It must identify pollutant sources, ventilation strategy, materials specification and a measurement protocol — and demonstrate that the project team has assigned ownership for each.

Low-emission materials specification

BREEAM accepts compound-specific emission data from recognised schemes — EMICODE EC1+, Blue Angel, GREENGUARD Gold, French A+ or independent chamber testing to BS EN 16516. The credit applies across paints, adhesives, sealants, flooring, ceiling tiles and timber-based panels.

The trap is product substitution late in construction. A change order swapping a specified low-emission adhesive for a standard alternative can invalidate the credit even if every other line item complies.

Post-construction testing

Sampling is undertaken after substantial completion but before occupation. Formaldehyde via DNPH cartridge with HPLC analysis; TVOC via sorbent tube with thermal-desorption GC-MS. Sample locations follow the assessor's strategy — typically representative occupied spaces plus areas with material concentrations or unique ventilation conditions.

Ventilation effectiveness

The plan must demonstrate compliance with BS EN 16798-1 minimum outdoor-air rates and address pollutant infiltration from outside — particularly relevant for urban sites near busy roads. Evidence the assessor will look for

Material datasheets with third-party emission certification, the signed IAQ plan, commissioning records for the ventilation system, and the post-construction test report from a UKAS-accredited laboratory. Photographic evidence of installed materials matching specification is increasingly requested for high-risk credits.
